Let your mortgage broker know that you’re considering selling and find out how big your outstanding mortgage is and if there are any penalties for paying back your existing mortgage. They will be able to look at the mortgage options available to you, so you’ll know the budget available for your next property. If you plan on purchasing a new-build home, your broker will also be able to give you information and advice on the mortgages you’ll be eligible for.

To save time, we recommend choosing your solicitor around the same time you choose your estate agent, however you can only instruct them to start work once you have a formal offer.

If you’re selling your property, chances are that you’re also looking to buy. To avoid disappointment, and potential property heartbreak, we advise you find a buyer for your own property before you start looking for a new one. Usually waiting until you have a buyer lined up will also put you in a stronger position to negotiate on your dream home.
