The Secret Sale: Commercial property sold for a worthy cause!

Most of our customers expect the highest quality marketing when selling their property. We do everything we can to make sure their property is seen for it’s worth by as many relevant property-seekers as possible.

But that’s not always the case.

Sensitive sales require discretion

Unlike residential property sales, our Commercial team face different challenges – and one of those is the occasional instruction that’s too sensitive for traditional marketing tactics.

This happened recently. Our team were approached in strict confidence by the owners of 52-54 Windsor Road to find a buyer for their long-established Rest Home. Though not at all unheard of, as already mentioned, this presented our challenge, as Commercial Partner, Jon Justice explains:

“The client was clear from the outset that this needed to be a confidential sale as they needed to protect their residents, families and long established staff. That meant we couldn’t put up any ‘For Sale’ boards outside, nothing in our office, and no internet, social media, email or magazine advertising of any kind. So instead, our superb team had to set about making discrete enquiries to our existing database of applicants and developers looking for an opportunity such as this.”

Owing to our sizeable database and a leading position in the local commercial property market, we were successful in finding the perfect fit when we shared the details with Nick Munday. He wanted to purchase a freehold property in Worthing (using his own money and fundraising support) that he could then lease out to a charity called Red Balloon.

All for a good cause

It’s important to note that it’s not only the marketing that needed to be discrete – viewings had to be quick and covert, too, remarks Jon:

“Our team worked together with the property owners and Nick to make sure nothing leaked out during the transaction period. We often met out of hours – I even took the property on one Sunday afternoon! We were prepared to do whatever it took.”

The Commercial team completed on Windsor Road Rest Home back in May. Nick is ready to hand over the keys to Red Balloon, who are looking forward to seeing the conversion of their new education space.

Who is Red Balloon?

Red Balloon are a charity that specialises in supporting bullied or traumatised children who struggle with attending regular school. Admittedly, we weren’t aware how wide spread of an issue this was, so when the team at Red Balloon enlightened us, we were shocked.

Research conducted by the National Centre for Social Research (commissioned by Red Balloon) in 2011 uncovered heart-breaking findings: that in England alone, over 16,000 11-15 year olds were absent from state schools due to suffering bullying.

Later findings also revealed that, for fear of prosecution for their children’s poor attendance, parents were opting to home school instead. This has led to a rapid increase in ‘outside of the system’ educated children deprived of professional guidance, where numbers in England doubled between 2013/4 and 2016/7.

In West Sussex alone 2018/19 saw over 13% of secondary children persistently absent, either at or over 10% of the time.

Clearly, then, the incredible work Red Balloon are doing is so important for the children who need it our community – and we’re very pleased to have helped make sure the process ran smoothly.

Red Balloon need your help – get involved!

The new Red Balloon learning centre will be opening soon, but first they need volunteers to help with the refurbishment – including tradespeople, people to decorate, donate furniture, do some gardening or make a financial donation.
