Your new home is closer than you think with Help to Buy

If you dream of becoming a home owner this year, the opportunity to move into your very own brand new property could be closer than you think. The Government’s Help to Buy scheme eases the transition to home ownership and you could secure your dream property with just a 5% deposit.

How the Help to Buy Equity Loan works:

The Help to Buy Equity Loan qualifies those who are eligible to buy a newly built home, worth up to £600,000, with just a 5% deposit. The Government then supplements this by loaning you up to 20% of the purchase price, giving you a potential deposit totalling 25%. You can then apply for a mortgage of 75%* to make up the full purchase price of the property.
*Note: Individual circumstances apply, dependent on your income and expenditure.

See our representative example based on a home value of £300,000:

Repaying the Help to Buy loan:

Under the terms of the loan agreement, you are expected to repay in full, dependent on which of the following scenarios comes first: a) after 25 years, b) at the end of your mortgage term, or c) when you sell your home.

Also, by loaning you 20% towards your deposit, the Government is in effect investing 20% equity in your property. So, while you own 100% of the property, they are entitled to a stake in the profit should you opt to sell; in other words, if your property value goes up, you repay more, but if it goes down, you pay less.

Help to Buy Equity Loan eligibility

First-time buyers and existing homeowners looking to make a move are both eligible. Bear in mind though, that there are certain restrictions in place to ensure that those who really need the help most are those catered for:

– The home must be a brand-new build
– The price tag cannot be more than £600,000 (England only)
– You cannot sub-let or rent out the property
– It must be your only property, not as a second home

This is not about Michael Jones but one of their employee, Rob Stewards . Shout out you man and well done for the great service . Much appreciated. Keep it up . Rob was in charge of sorting thing out between my last landlord and myself … More at the end of the tenancy and helping return my deposit . For everyone renting , you know how it is always trying to get that money back. The landlords are always trying to make up stories in order to hold a chunk of your money . I cannot thank Rob enough for his outstanding wisdom in helping us to reach an agreement and avoiding dispute resolution . Although in the middle of the case , Rob went on holiday and things were not resolved as one of his colleague or rather manager tried . And my gut feeling was surely , Rob will get it sorted after his holiday and I was right . He got a compromise in no time .Many thanks Rob . God bless you and keep up the good work .

I approached Michael Jones, letting Agents, ( amongst many services on offer), in order to locate and occupy a rental property for 6 months for two adults and a small dog.It was’nt easy finding accommodation for my dog....After a couple … More of dead ends, I found and made my interest known to Michael Jones. From that point on, the process , whilst tricky for someone who had not rented before, was made easier and concluded by several team members of the agents. All of the solved problems were caused by my lack of understanding, but sorted by the letting agents.Special mention to Lisa , Of the progression Section, who steered me through several difficulties, and delivered the property for me , and in time....She was, I know, working until very late at night to ensure the transaction went smoothly.I would recommend Michael Jones, if you are looking for temporary accommodation, they are professional and capable agents. My thanks to all involved.Arthur Russell

Michael Jones are a great company who really helped us find a fantastic place to rent. Lisa and Harry were especially very helpful at taking our phone calls and responding really quickly to questions we had. We are really pleased with our … More new place and would recommend Michael Jones to anyone.
