How to video your home for sale
If you’re keen to get moving on the sale of your property, then a video of your home is one of the most effective tools to help buyers decide.
We can either film the video tour ourselves or to help maintain social distancing, you can film the footage and send it to us, and we’ll produce a video using your footage. If filming yourself is your preferred option, follow this quick guide to help with preparing your home and filming every room’s ‘best side’.
Before you start filming, please call us – or send us a message on WhatsApp on 07770 908674 first to arrange a time for a personal or online valuation.
#1 Prepare: Tidy up and declutter
You want your home to be seen in its best light – quite literally!
Before you video each room, draw curtains and blinds to let as much daylight in as you can – you may need to switch on lights in darker rooms.
A clean house and garden, free of clutter and de-personalised, can make all the difference.
- We don’t mean bin your family heirlooms, demolish the Wendy house and shred your child’s baby pictures…
- We do mean clear out unnecessary knick-knacks, overflowing drawers and cupboards, cut the grass, trim the verges and shift that space-hogging furniture.
Your home should maintain its ‘homely’ feel, but minimising clutter helps potential buyers to imagine living there.
#2 Film: Create a short video of each room
Don’t worry – there’s no need for ‘artsy’ Hollywood camera tricks here!
All you need is your phone and a slow and steady camera motion so buyers can see everything clearly – it’s better too slow than too fast.
Do this in 4 simple steps:
Hold the camera in landscape (turn it on its side) – this is very important.
Start with a slow walkthrough of your home from the front outside in; film the front of your house and walk through the front door to capture the layout of your home, ending up in the rear garden.
Don’t worry about detail here – just walk through and film each room briefly (2-3 seconds) from the doorway.
Tip: Keep the camera pointed level with each room and don’t let the camera dip to the floor or ceiling when crossing thresholds or going upstairs.
Find a corner in each room (including hallways, stairways, and front and rear gardens), facing what you feel is its ‘best angle’. Then slowly pan around the room slowly to capture the entire room.
Next, record any character features or details you believe are important to highlight in each room, e.g.:
- Large open fireplaces
- Beautiful ceiling details
- High-quality appliances
- Lots of cupboard space
- Views from the top bedroom window
Tip: Hold the camera still and keep recording when you finish panning for about 3-5 seconds.
Now it’s time to send it over to us to produce.
#3 Send: Message us your video clips
WhatsApp your video clips to this number 07770 908674.
Please include your name, address and contact phone number so we know who it’s from.
We take it from there – and market your property!
Once we have your video clips (and have confirmed any further details with you), we will produce a short video of your property using professional video editing software.
